The village of Cockenzie is co-joined to Port Seton and is situated on the Southern shore of the Firth of Forth just 12 miles from Edinburgh.

It faces a natural harbour surrounded by beach and is a safe place for children to enjoy a seaside holiday. In high tide, the bay fills up to a perfect pool and is popular with locals who regularly swim, paddle board and kayak. You will often see our friendly seals popping up to say hello as well as the local rowing team The Boatie Blest.
Boatshore is situated on part of the famous and historic John Muir Way which stretches here from Musselburgh to Dunbar and is popular with walkers. The location makes it ideal for people with an interest in walking, sea activities, fishing, golf and relaxing.
In the villages there are two pubs, one which serves food! There is a small supermarket with cash machine and a number of small shops such as a bakers. There are also a few cafes.


On the opposite side of the street lies Cockenzie House & Gardens. This beautiful building has been lovingly restored and houses over 40 studios for local artists and businesses. The grounds are stunning and feature a pond with ducklings, a gorgeous area of allotments where you can buy plants and a tea room with an indoor and outdoor seating area. We highly recommend a visit especially for breakfast! 
The village has a number of gardens and parks and the cottage is a matter of minutes from the bus stop where a number 26 bus will take you into the centre of Edinburgh in around 45 minutes. There is also a train station (Prestonpans Station) 5 minutes  away by car which will take you to Edinburgh as well as larger towns in East Lothian such as Dunbar and North Berwick.

Getting around

Boatshore is 45 minutes by car or taxi from Edinburgh airport and 45 minutes from Edinburgh City Centre by bus. There is unlimited on street parking with no restrictions.
Prestonpans is the nearest train station approx 5 minutes away by car or a 30 minute walk.
